Can I really buy real estate with no money down?
YES! Although we have done it more often than not, you need to realize a few things. First of all, if you do not have any cash on hand you need to realize that you will need to work even harder that those that do. Cash is king as they say, but we believe that anyone can get started in real estate even if they do not have cash. You can do this a few different ways. Lease options are a great way to control properties with zero cash and no risk.
Can any Canadian Citizen invest in the USA?
Yes! People have been buying and selling real estate all over the world regardless of where they reside. You just need to have the right team in place so that things will run smoothly. We have been doing deals in Canada and the USA for years and the biggest problem people have is investing away from home without a GOOD team in place to take care of problems when they arise. A good team is essential in any business, including real estate.
What is the best area to invest in?
We have always said, invest in areas you like visiting and are convenient to get to . One of the key reasons we are currently investing in Las Vegas and Phoenix is because it's cheap to get to travel to both destinations plus it's warm and fun when you get there! Real estate should be fun. The best returns are not always the most important factor. Pick a place that makes financial sense, but also a place you will enjoy frequenting if you do choose to invest out of your own back yard.
What if a tenant trashes my rental?
We love this question because everyone can probably think of a time where someone has told them that to rent to tenants is risky. It could have been a friend, family member, neighbor or work colleague but the same is true for all of them. A good quote to remember is... "The person saying it can't be done, should not interrupt the person doing it". Most people are too full of fear to invest in real estate (any other ventures for that matter) because they just don get that it is more risky to do nothing that to try to do something that will better their financial future.
Why isn't everyone investing in real estate?
Fear is the number one reason why. The average person has been programmed since elementary school to go to school, get good grades so they can get a good job. This is because the system has been created to train people to "follow the herd" because that is the safe thing to do.
